What changes the price
Number of flues. Many Geneva houses have two — one for the fireplace and one for the furnace. They are separate systems and each one is a separate sweep.
Access. A steep or very high roof, or a chimney that can only be worked from a ladder in an awkward spot, takes longer and needs more equipment.
How much has built up. A flue with hard glazed creosote takes far longer than one with light soot, and sometimes needs a rotary head rather than a brush.
Appliance type. Inserts and stoves usually have to be pulled forward to reach the connector and liner properly, which adds time.
Duct length, for vents. A basement dryer with a twenty-foot run and three elbows is a bigger job than a machine on an exterior wall.
None of those are surprises we spring on you at the end. We look first, tell you the number, and then work.

Why do you say “starting at” instead of giving one price?
Because chimneys are not identical. A single-storey ranch with an easy roof and a clean flue is a different job from a three-storey Victorian with two flues and a steep pitch. The starting price is the real floor for a straightforward job of that type, and anything above it gets explained before we do it, not after.
Is the price on this page what I will pay?
It is what a standard job of that type starts at. If your job is standard, that is your price. If something about the house makes it bigger — a second flue, a cap that has to be removed, heavy glazed creosote — we tell you the number before we start work, not on the invoice.
How do your prices compare with other companies?
Our starting prices sit below the going rate for the Chicago western suburbs. We are a three-brother crew with no call centre, no franchise fee and no commissioned salespeople, and that shows up in the number.
Why are repairs not priced here?
Because pricing masonry from a phone description is guesswork. Tuckpointing and relining show a starting figure so you have a sense of scale, but the real quote follows an inspection with photographs. A number given before anyone has looked is either padded or about to change.
Do you charge a call-out fee?
No separate call-out fee on top of the service price.
Do you charge more for weekends?
No. We work seven days a week at the same rates. Saturday is a normal working day here.
Can I combine services to save money?
Yes. Sweeping plus dryer vent cleaning in one visit, or fitting a cap while we are already on the roof, avoids a second trip and we price it accordingly. Ask when you call.
When do I pay?
After the work is done and you have seen the findings. Nobody is asked to pay up front or to sign for work on the doorstep.
