An honest answer first
Air duct cleaning is oversold in this industry, and we would rather say so than take money for a job that will not change anything. The US Environmental Protection Agency’s position is that duct cleaning has never been shown to actually prevent health problems, and that routine cleaning of ductwork is not necessary as a matter of course — but that it is warranted in specific situations. Those situations are real, and when they apply the job is genuinely worth doing.
So we work from the same rule. If your ducts do not need cleaning, we will say so and you can spend the money on something that matters. If they do, here is what makes the difference.
When cleaning is genuinely warranted
Visible mould growth
Mould on the inside of ducts or on other HVAC components. Worth identifying properly first, because insulation that has mould in it needs replacing, not cleaning.
Vermin infestation
Evidence of rodents or insects living in the ductwork. Droppings and nesting material in supply ducts are a real reason to clean.
Ducts clogged with debris
Enough dust and debris that particles are actually being discharged into rooms through the registers.
After renovation work
Drywall dust and construction debris are the single most common legitimate reason. Sanding compound gets everywhere and stays in the system.
New house, unknown history
You have just bought a house, the previous owners smoked or had several pets, and you would rather start clean.
Airflow that has dropped
Weak air at the registers can indicate genuine blockage — though it is more often a filter, a closed damper, or a duct that has come apart.
What we do, and what we do not do
We clean supply and return trunks and branches using brushes and high-powered vacuum collection, working under negative pressure so what we dislodge leaves the system rather than being pushed into your rooms. We clean the registers and grilles, and we check the return plenum, which is usually the dirtiest part of any system and the part most often skipped.
We do not apply chemical biocides or sealants inside ductwork. The EPA is clear that the value of these products in residential ducts is unproven, and applying a chemical treatment to the air you breathe on the strength of an unproven claim is not something we are willing to do. If there is mould, the answer is finding and fixing the moisture source, and replacing porous material that is contaminated.
We will tell you when the problem is not the ducts. Most complaints about dust and airflow turn out to be a clogged filter, an undersized return, leaking duct joints, or a humidity problem. Those have cheaper fixes and we would rather point you at the real one.

Air duct questions
Does every house need its ducts cleaned?
No, and we will say so. The EPA does not recommend routine duct cleaning as a matter of course. It recommends it when there is a specific reason — visible mould, vermin, heavy debris being discharged from registers, or post-renovation contamination.
Will duct cleaning help my allergies?
It has not been demonstrated to prevent health problems, and we will not claim otherwise. What it does do is remove accumulated debris from the system. If allergies are the concern, a better filter, sealing duct leaks and controlling humidity usually do more.
How long does air duct cleaning take?
A typical single-family home takes several hours depending on the number of registers, the size of the system and how accessible the trunks are. We would rather take the time and do the returns properly than be in and out in an hour.
Do you use chemicals or sealants in the ducts?
No. The EPA considers the value of biocides and duct sealants in residential systems unproven, and we are not prepared to put a chemical treatment into the air you breathe on that basis.
I saw a very cheap whole-house duct cleaning advert. Is that real?
Be careful with those. The pattern is a low advertised price that becomes a much larger bill once someone is in the house, often with claimed mould that turns out to be dust. Ask exactly what is included and whether the return plenum is part of it.
How do I know if I actually have mould in my ducts?
Visible growth on duct interiors or HVAC components, often with a persistent musty smell when the system runs. It needs looking at rather than assuming — plenty of dark deposits in ductwork are dust, and mould means finding the moisture source, not just cleaning.
Should I clean the ducts after a renovation?
This is the clearest yes on the list. Drywall dust is fine, abundant and gets everywhere, and it will keep coming out of your registers for a long time if the system is not cleaned.
Do you clean the furnace and blower too?
We clean the accessible components as part of the job, including the return plenum and blower compartment where it can be reached safely. Internal repair or servicing of the furnace itself is HVAC work and we will refer you rather than pretend otherwise.
